Accomodation FAQs

We offer seven self-catering holiday cottages and a large 17th-century farmhouse, sleeping from 2 to 45 people. Cottages range from single-storey retreats to spacious lodges with lake views and individually can sleep 2 to 16 guests.

Yes! The Farm House sleeps 10 and can be combined with Oaktree Cottage for groups of up to 16. The whole site is ideal for family holidays or group bookings, with a total of up to 45 guests!
Yes, dogs are welcome at South Farm. There’s a charge of £40 per dog per week, and the site has plenty of space for walks plus adjoining woodlands.
All cottages are equipped with Wi-Fi. It’s ideal for casual browsing or checking emails, though connection strength may vary due to the rural location.
Yes. All cottages come with fully equipped kitchens, including appliances, cookware, and utensils. Bed linen is also provided.

Facilities include free coarse fishing on three spring fed lakes, an outdoor solar-heated pool (open April – October), a tennis court, sauna, hot tub, play barn and a children’s outdoor play area.
Yes, fishing is completely free for guests. There are three well-stocked spring fed lakes on the property including a smaller lake ideal for beginners.
The lakes include stock of hard fighting Carp of all varieties some in excess of 20 lbs, plus specimen Roach, Tench, Bream, Crucian Carp over 3lb and Perch all in prime condition.
All our self-catering cottages are very close to Home lake, all within 100 metres. Add about 250 metres to get to Lower and Upper Ram Lakes. 
The solar-heated outdoor pool is open seasonally from April through to October.
Absolutely. Kids can enjoy a play barn with games, toys, and books, plus an outdoor play area with a trampoline and climbing tower.

Some cottages, like Stable Cottage and Cinders Cottage, are single-storey and more accessible. However, you should contact us directly to discuss specific accessibility needs.

Yes! In the off-peak season, selected cottages (like Cinders and Coshes Garden) are available for long-term lets—typically 6 months—with all bills included except electricity.
Yes, a deposit is typically required to secure your booking. Exact terms are provided during the booking process. There is also a damage deposit payable prior to arrival. 
If you have to cancel, please advise us immediately. All deposits and payments are non-refundable; insurance will cover most cancellations. We will endeavour to re-let the property for the cancelled period and return whatever funds we can to you if we manage to secure another booking (usually at a discounted price). There will a £50 admin fee retained from any refund given. We do strongly recommend that you take out Holiday Insurance against cancellation.
Yes, off-peak rates are usually lower, and long let options offer great value during the quieter months. Please keep an eye on the web site for special offers.
